BRIEF:

The hypothetical engineering company ‘FRANKLIN + WATT’ intends to open an office in Brisbane, responding to potential opportunities in the private and government sectors. Sustainable energy production and infrastructure projects are the core of their business. After a lengthy search, the company have decided to lease office space on a ‘typical vacant level’ of 133 Mary Street, Brisbane. 

 

However, the total area of floor space required by FRANKLIN + WATT is not yet determined. In order to finalise the lease agreement with the building owner, the initial planning task of ‘testing the floor plate’ is the critical first stage in this project. It is anticipated that FRANKLIN + WATT will not lease the entire floor space in 133 Mary Street. Therefore a ‘multi-tenanted floor configuration’ will mean that the floor will be shared with at least one other tenant. Currently, the entire floor is vacant which allows you the opportunity of selecting the preferable zone on the floor for your hypothetical client. As part of that process, you must be conscious of the lease-ability of the remaining space. Refer to the constraints below.
